When you are ready to sell, you need to be prepared.
During a listing walk through, your agent can point out items needing attention in your home.
Clean, declutter, depersonalize. Let your buyers see the home and see themselves in the home.
If you’re selling, you will be moving anyway, so go ahead and start packing some of those items up to help with this.
Consider fixing chipped paint & Dry Rot.
These are potential safety issues that I see commonly during an appraisal, particularly for certain loans.
Make sure your water heater is properly strapped and resting on a tray or concrete.
First Impressions matter. A fresh coat of paint and removing items – including from the yard – can go a long way to show the value of your home to potential buyers.
Make sure your Smoke & Carbon Monoxide alarms meet code requirements.
Understand your costs. I usually complete a Seller Net Sheet for my sellers to understand where the funds go during a transaction and what is theirs to take.
Don’t forget to call to cancel services in your name after the sale finalizes.
